What are Metrostors?

MetroStors are secure, enclosed bin storage units installed outside your building. They replace traditional bin chutes and help manage waste more safely, cleanly, and efficiently.

    Why are Metrostors being installed?

    We are introducing MetroStors to:

    • Improve cleanliness and reduce smells in communal areas
    • Reduce issues with blocked bin chutes
    • Help prevent pests such as vermin
    • Improve fire safety by removing internal waste chutes
    • Support better recycling facilities

Why can’t we keep the bin chutes?

    Bin chutes can:

    • Frequently become blocked, leading to extra costs and disruption
    • Cause unpleasant smells in buildings
    • Attract pests
    • Present a fire safety risk

Moving to MetroStors is a safer, cleaner, and more reliable solution for everyone.

How will this improve fire safety?

Removing bin chutes reduces the risk of fire spreading through the building via waste systems. This change aligns with current fire safety best practice and helps keep residents safer.

Will I still be able to recycle?

Yes. MetroStors will include clearly labelled bins so you can continue to recycle. In many cases, recycling facilities will be improved and easier to use.

What if I have limited mobility or young children?

We understand this is a concern. We are:

    • Reviewing how we can support residents who may find it difficult
    • Looking at practical solutions on a case-by-case basis

If you need support, please contact us so we can discuss your individual needs.

Will this increase my service charge (leaseholders)?

Service charges are reviewed each year. Recent changes show that charges can go up or down depending on overall costs (for example, insurance changes this year reduced costs).

MetroStors are part of improving services and managing long-term costs, particularly by reducing ongoing expenses like unblocking chutes and dealing with related issues.

Will this increase my rent or service charge (rented customers)?

Your rent and service charges are reviewed annually. Any changes reflect a range of factors, not just one service.

MetroStors aim to reduce ongoing costs (like repeated repairs and cleaning), which helps us manage services more efficiently over time.

Will Metrostors increase my service charge in future?

It’s too early to confirm exact future costs. However, MetroStors are expected to:

    • Reduce maintenance costs (e.g. unblocking chutes)
    • Reduce cleaning and pest control costs

This helps us manage costs more effectively in the long term.

Will I be charged if the Metrostrors are damaged?

Costs for repairs to shared facilities are usually included within service charges.
We encourage all residents to use the facilities responsibly so we can keep costs down for everyone.

Are there currently issues with bin chutes?

    Yes, we have experienced:

    • Regular blockages requiring costly call-outs
    • Complaints about smells
    • Occasional pest issues
    • Ongoing maintenance challenges

MetroStors are being introduced to address these issues.

    Are there environmental benefits?

Yes. MetroStors can improve recycling rates, reduce contamination of recyclable waste, and support cleaner, greener neighbourhoods.
